Delivery Process

Our delivery process is simple and efficient. Here's what to expect when you order from Modern Container Homes:

Step 1: Order Confirmation

Once you place your order, we'll confirm availability and provide an estimated delivery date. We'll also confirm any access requirements at this stage.

Step 2: Delivery Scheduling

Our logistics team will contact you 24-48 hours before delivery to confirm a 2-hour delivery window. We'll also confirm the driver's contact details.

Step 3: Delivery Day

Our driver will arrive with a lorry equipped with a HIAB crane. They will offload the container and place it on your prepared foundation using remote-controlled stabilisers.

Step 4: Inspection & Sign-off

Inspect the container for any damage before signing the delivery note. Any issues must be noted on the delivery note at the time of delivery.

Quick Turnaround: Most orders are delivered within 2-5 working days from order confirmation.

Access Warning: Please ensure your access road can accommodate a 16-metre vehicle. If access is restricted, contact us before ordering to discuss alternative delivery options.

Delivery Checklist

To ensure a smooth delivery, please prepare the following before our driver arrives:

Clear access for a 16m lorry
Level, solid ground for offloading (tarmac/concrete/hard standing)
Space for offloading (approx 3m x 12m for 20ft container)
No overhead obstacles (trees, power lines, low bridges)
Prepared foundation (concrete pads or slab)
Someone over 18 available to sign for delivery
Failed Delivery: If the driver cannot complete delivery due to inadequate access or ground conditions, a failed delivery fee of £150 + VAT will apply for re-delivery.

Delivery is included in your container home quote. No separate delivery fee applies for mainland UK locations. Remote areas may incur additional charges — please confirm at quote stage.

Pro Tip: For container homes, we recommend ordering a high cube container (+30cm height) to allow for insulation thickness while maintaining comfortable headroom.

How much space do I need for delivery?

For a 20ft container, you'll need approximately 3m x 12m of clear, level space. For a 40ft container, approximately 3m x 15m. This allows the lorry to position itself and the crane to offload safely.

Do I need to be present for delivery?

Yes — someone over 18 must be present to inspect the container and sign the delivery note. If no one is available, you may be charged a failed delivery fee.

What happens if there's damage during delivery?

Inspect the container carefully before signing. Note any damage on the delivery note and take photographs. Contact us within 48 hours to report any issues.

Can you deliver to a narrow street?

We have smaller delivery vehicles available for restricted access. Please inform us of any access constraints when ordering so we can arrange the appropriate vehicle.

Do you deliver on weekends?

Yes — weekend delivery is available for an additional fee of £150 + VAT. Please request this at the time of ordering.

Can you place the container on a slope?

No — the container must be placed on level ground for stability. If your site is sloping, you will need to prepare level foundations first.
